FEMA is calling this Risk Rating 2.0, there hasnt been a change in the flood insurance rates since 1978!  

  • October 1, 2021-all new policies will have the new rate
  • April 1, 2022 (when the policy renews) will have the new rate

Risk Rating 2.0 is more about being fair, by incorporating more flood risk variables.  Those include:

  • Flood Frequency
  • Where is the water coming from?
  • Distance to the water source
  • Cost to rebuild
  • Elevation

The big takeaway here is that the only way to get a true flood insurance quote will be to run the quote for that particular property.  

Harris County maps will be completely redone by Jan 1, 2022.  By 2024, FEMA should have completely redone all insurance rates again.
