   WHAT a great time to sell your home!  Multiple Offers! Thousands over Asking Price! Inspections and Appraisals being waived!  Its a no brainer right?

Well... yes it is, IF you keep a cool head and use some tricks to make it work in your favor. 

So what about buying now?  Here are a few tips to help you decide if you want to ride this wild bull!

  • Be sure to maximize your selling price

Dont skimp on the make ready, and be sure to price with room for buyers to see that even over list price it is a home worth buying.  Insure that your property is model home worthy - it will help ramp up offers and distill concerns about any possible problems.  Price should be set to the market of recently sold homes, not on the price expected from buyers who offer more than list price.

  • For homes to buy - look for the hidden gems

Not everyone is like you with their property perfectly prepped to sell; those homes can languish as buyers flock to the ones that are move in ready.  This is the time to look for great bones - pay less and spend later to get exactly what you want in stead of flashy updates sellers thinks will attract buyers.  Often work done to sell is just that - a quick spit and polish or,  as a presidential candidate once said lipstick on a pig.   Those 3 rules always apply!  Go for something in the best location you can afford and make it the dream home for YOU.  Those updates you do with love and care are the ones that will pay big dividends down the road as well.

  • Still dont know what to do?

One thing we can be pretty sure of... prices arent  likely go down.  The frenzy may end, and buyers may be able to negotiate more than most can right now, but over all,  homes are worth more every year.  You wont likely be able to do better if you wait.  Just make sure you have a knowledgeable professional on your side with the ability to navigate through this  crazy home market and the negotiation skills to get you where you want to be!!
