According to the National Association of Realtors, 36% of For Sale By Owners (FSBOs) did not actively market their home. In addition, the most difficult task for FSBOs was getting the right price at 19%. For Sale By Owners list their home on their own, but what are the advantages of listing a home with a real estate agent, you may ask? As a real estate agent, we use our knowledge and expertise in real estate to the benefit of our client.

Advantages of Working With A Real Estate Agent

1. Marketing

When a seller decides to list their home on their own, their marketing potential is limited. Real estate agents have access to the Multiple Listing Service, MLS, and other internet platforms such as HAR, trulia, HomeFinder.com, realtor.com, Zillow, and their broker's website. In my case, Ross & Marshall Realty. Consider the fact that 52% of buyers found the home they purchased on the internet, so this optimum exposure might be a point to consider. Furthermore, agents won't waste time showing your home to potential clients who haven't been pre-qualified. You may be rest assured that showings are safe and secure since anyone showing a home must be a licensed real estate agent.

2. Knowledge of Market Value 

Competent real estate agents are aware of market trends and can draw up comparables to best list the home at a price it will sell for, thereby easing the burden and uncertainty of finding the right price. This puts the real estate agent at an advantage since they are able to negotiate the best price on your behalf. 

3. Understanding of Paperwork

3% of For Sale By Owners mentioned understanding and performing paperwork as one of the most difficult tasks. Real estate agents are educated in the accuracy of contracts and addenda.

Advantages of For Sale By Owner (FSBO)

1. Avoidance of Listing Commission

Commissions are generally 6% of the final selling price of the home and are paid by the seller. Selling a home yourself could mean you avoid these fees.

2. Complete Control

As a For Sale By Owner you schedule your showings, open houses, take your own professional photos, staging and more. You know your area better than anyone so this could be used to your advantage. 

3. FSBO Websites

For Sale By Owner's are able to list their homes on several websites such as Zillow, ForSaleByOwner.com and FSBO.com. Keep in mind, joining may have a fee.

In all, considering the advantages of working with a sales agent, it could mean you net more than you expect by marketing your home correctly.
