When we are in the process of “house hunting” or “buying a home”, we usually focus on the house itself. It's just easy to do it that way. We get so excited touring all the homes that are in the Market and visiting every Open House. But you won’t just be buying the walls and roof, the bedrooms and bathrooms — you’re also buying a location.

That’s why the neighborhood can be such a powerful selling point or a powerful deal breaker!

Here are 4 neighborhood features to look when searching for your dream home:

Walkability is a term which rates or scores a neighborhood on how friendly an area is to walking. There are lots of things that contribute to score how “walkable” a neighborhood is: This score includes the presence or absence and quality of footpaths, sidewalks or other pedestrian rights-of-way, traffic and road conditions, land use patterns, building accessibility, and safety, among others. Walkable neighborhoods aren’t just more convenient, they’re also greener and healthier.

School district are supporting bodies that help the schools provide education to the students. They facilitate the schools with supplies and classroom supplies. All the people want to be assured that their child will be in a safe and secure environment when he/she goes to school. For families or buyers who hope to someday start a family, the school district that any given house is located in can be a major factor. Make sure you know what school district(s) each neighborhood is in.

Development projects have an impact in terms of synergy and development for the community, a sector, region, etc. A developmental project can generate or drive other projects. Buying a house isn’t just about what’s nearby at the time of the purchase — the average homeowner will stay in the same house for upwards of thirteen years, so if anything nearby is currently under development, it will be a good idea to know what’s coming.

Public transportation. A neighborhood that has easy access to public transit has similar benefits to those of a walkable neighborhood: They can reduce their footprint by driving less, stay active, and have more flexibility with how they get around.

Homeowners have control over so much of the house itself: The furnishings, the landscaping, the colors and decor, and anything their HOA allows them to renovate. However, your choice of neighborhood is much more difficult to change after the purchase. Make sure to discuss the area and ask you Real Estate Agent to highlight the benefits!
