The Dilemma: In Search of Affordable Acreage Property

The search is on for space and privacy in our ever expanding city. Is the need to be near good schools and conveniences, forcing us to settle for little to no space? I walk a fine line you could say. On one hand my livelihood depends on the housing developments around me, on the other hand, I desire space, large properties & privacy. I sometimes cringe at the sight of all the road construction.

As a third generation Magnolia-girl I remember when SH249 was a two lane road, Brookshire Brothers and Amotos were the only grocery stores in town and Walmart & Wieners in Tomball were the only places to shop. The times have certainly changed...

As a real estate agent I often hear from clients; we want room to grow and a place to stretch our legs, but we need to be in Tomball or Magnolia ISD and close to conveniences ... I ask.. so a half acre or larger? More like 2-3 acres! Oh boy I think to myself and the search is on! The problem with this is that by-and-large finding 2-3 acres in our area (or even a full acre) is a challenge. Are they out there? Sure they are, but they're scarce and expensive. Because of this folks realize the need to find land and build. Find the right property, clear it and improve it.

 Have a look at this parcel...3.9 acres in Pinehurst (Between Tomball & Magnolia off SH249) Located in an established subdivision with a low tax rate and minimal HOA dues. A mix of mature ranch style homes and new construction, this property is what you are looking for.  Not in a flood zone, Tomball ISD, Montgomery County and only minutes to downtown Tomball conveniences. It's private and it's wooded, clear as much or as little as you desire! Homes in this subdivision have an average 'days on market' of 3 days, they go fast and are sought-after!

This incredible property is priced slightly below market value, has access to water & power and would need a septic system.

$ 149,950

166,312 Lot Sqft. 3.9 acres

LOCATION LOCATION LOCATION! Low tax rate and Low HOA dues. This lot is minutes to SH249, 10 Minutes to The Grand Parkway nestled in a quiet and established subdivision perfectly located between Tomball and Pinehurst. This is a great opportunity to build your custom home near big city amenities while keeping a private country feel. There are other new construction homes in the area and this 3.9 acres is one of the last remaining parcels in Cripple Creek Farms. Lot is heavily wooded allowing new owner to select which trees to keep for optimal privacy. This is a rectangular shaped lot with 310' width at front facing Cripple Creek Dr, going 580+ feet deep. You could potentially access property from back using Arrow Wood, there is appx 35' of back of property that could easily accommodate a driveway from Arrow Wood which is a cul-da-sac.
