Top 5 Things to Love About Living in Upper Kirby District

This week I heard from Travis Younkin, Executive Director of the Upper Kirby District (UKD) as he updated our brokerage on what’s going on in the Upper Kirby District. The borders of UKD are Westheimer to the north, Bissonnet to the south, Buffalo Speedway to the west and Shepherd to the east.  If you decide to live here you can choose from high-rises, gated townhomes, small established condos, or brick bungalows (becoming more rare). Neighborhoods include David Crockett, Alabama Place, Lanier Place, and Westlawn. The average sales price for a single-family home in this area was around $865,000 whereas condos averaged $416,000. Granted, you can find a smaller condo for under $300,000, but we’re talking small, say under 1,000 square feet. But with UKD’s great sidewalks, parks, and an abundance of attractions, why would you want to stay cooped up at home?

Top 5 things to love about living in UKD

  1. Location! Main boulevards intersecting the neighborhood include Richmond, Alabama, Westheimer, and Kirby, with the Southwest Freeway within reach. It’s easy to be in the Museum District, TMC, Uptown, or Downtown within minutes. Of course UKD is also adjacent to Greenway Plaza. If you work there and don’t want to drive to work, there are plenty of home options, from high-rises to single-family homes.
  2. Greenspace! The award-winning Levy Park is not just a neighborhood park, but a destination in the heart of UKD. Children burn off energy via a variety of activities; your dogs can frolic; fitness buffs are offered a number of regular sweat sessions. There’s also music, a weekly farmer’s market, and a community garden. This beloved park averages more than 7,000 visitors per week.
  3. Shopping! Whole Foods, Trader Joe’s, Kroger (and a rumored H-E-B coming soon) for groceries. Kuhl Linscomb, Tootsie’s, Sloan Hall, and the collection of shops on Sackett are great for gifts, clothing, and home goods. Gallery Row on Colquitt is hopping on weekend evenings with openings.
  4. Dining! You have everything from fine dining to quick bites. 3 of my favorite Indian restaurants are in UKD: Pondicheri, Verandah, & Kiran’s. Also there are Avalon Diner, Sonoma, Cru, Eunice, Pico’s, Rim Tanon, Armando’s, I could go on, and on, and on.
  5. Future plans! With funding from TIRZ #19, HCID #3, and the Upper Kirby District Foundation, UKD has been able to implement a number of improvements, including wider sidewalks and improved storm drainage—a great benefit to homeowners in the district.
