Buying a New Construction home can be a great opportunity for first time home buyers and there are a considerable range of property prices and styles to choose from all over the Houston and surrounding areas. Many older homes require costly repairs as well as updates and renovations to be “move-in ready”. Often as a first-time home buyer, you’ve put a great deal of money into your down payment and it can be hard to find the extra funds for upgrades. A new construction home will meet today’s style, be a blank clean canvas waiting for customization and be a floorplan that has been carefully designed to meet the needs and preferences of most buyers.

One of biggest difficulties for first time home buyers is the initial down payment. Typically, there are fees on top of the down payment that make the purchase feel overwhelming. In many circumstances the builder will assist with the down payment. In addition, Canopy Property Group will also help pay the closing costs on the purchase of any new construction home. Between the builder and Canopy Property Group, you can save a great deal more than on an older home.

Most people will live in a home for under 10 years, during those years the cost of needed repairs, updates and unexpected expenses can add up to an average of over $375 a month, a newer home will require less updating as well as often have a structural, mechanical and functional warranty on many of the items which would add to these costs (including HVAC, water heater and appliances). Not only does this mean you can save money over the period that you live in a home, but you could also look at purchasing a more expensive home as it will require less maintenance.

New homes and built to new energy efficient codes, so you will save on monthly cooling and heating bills. When you tour a new home, ask the builder for the HERS rating as well as other energy saving measures that have been put in place (such as dual flush toilets, smart thermostats, and LED lighting).

There’s something to be said for the desirability and luxury of moving into a home that nobody has lived in before. If you purchase a home early in it’s construction stage, you may have the opportunity to customize it and pick out exterior brick/paint colors, interior paint, countertops, flooring and more. In many of the master planned communities, once you have selected your builder you can choose your lot, floorplan and completely build your dream home (but this process will take a longer).

Other benefits to purchasing a new construction home include not dealing with multiple offers, no difficult inspection reports and opportunity to customize and select your home site and floorplan.

New construction can be a great option for the first-time home buyer on a budget as many builders offer a wide range of prices and home sizes. The financial assistance offered can get you in a home and break the renting cycle.
