To sell a home fast and for the price you want, building the perfect listing is key. The photos, captions, and information must help the buyer feel an emotional connection to your home. That connection is vital in selling your home.

 

Here are the top 3 things that make for a great real estate listing:

 

1. Photos: Photos are the #1 priority in your listing. For my listings, I invest in professional real estate photography. No one wants to look at a listing where someone snapped pictures with an iPhone.

Photos are the most important part of the listing. The home above went into a bidding war and received 5 offers in just 3 days. The listing photos played a huge part in generating the interest we needed.

2. Presentation: Having photos and text that are smart phone ready is very important. Also, the arrangement of pictures and captions matter. Many listings will show the front of the house, the bathroom, and the garage before showing the living room, kitchen, and master bedroom. Why?!?!?!?!? We are telling a story.

3. Price: Yes, it always comes down to price. Great photos and a great presentation don’t matter if you’ve priced yourself out of the market. We are creating our own seller’s market but buyers are looking at dozens, maybe hundreds of homes similar to yours. They understand which homes are priced right and which are not.
