Spring is here and the sun is shining (well finally in Fulshear Texas!) and for those of you with the itch to buy a little piece of country paradise make sure you have the knowledge of what is involved in buying rural property or even better get with a realtor that knows the ropes.
I particularly like taking new land buyers out and sharing my knowledge of more than just what the land is best suited for or if it's agricultural exempt. I like showing buyers things like what a propane tank is, where the well is located and what type of septic system is on the property, Even better is watching a potential buyer light up learning they will actually see real wildlife and can have the opportunity to grow their own food.
There are things not to overlook when buying a country property so as to avoid added costs down the road water well and septic are two main ones but others to consider: 1. Maintaining the road leading into the property-if it's currently dirt or gravel it will have to be maintained to avoid potholes. 2.Is the property fenced-if not depending on what you want to keep in your property or keep out this can be costly, 3. Is property cleared or is it heavily wooded and will need clearing. 4. Electricity-is it currently on site. 5. Improvements-barns, pens, pipe fencing, roads, arenas -all increase property value. 5. Financing-convential banks often don't want to fund land loans or offer much higher rates than if you went with an Ag financing company or a Fram Credit Bureau-it's worth investigating.
