According to HAR, buying continues even though inventory has shrunk to its lowest level that Houston has ever seen. Purchase prices are still positive for 33 straight months.  Homes sales climbed 8.3% over 2013.  In February alone, single home sales, were 4,765 for the Houston area. While the Houston average inventory is 2.6 months, The Woodlands is much lower. It is considered a Seller's market if the inventory is less than 6 months and a Buyer's market if the inventory is over 6 months.  Again, according to HAR, foreclosures have  dropped 44% and now only comprise 8.6% of the sales.
